Willows at Vail Ownership Information:

  • The Willows is located in one of Vail Village’s prime locations, close to Vail mountain and Gondola One and a short two minute walk to the village core shops and restaurants

  • The current building was completed in 2008 on the site of the old Willows - the 28 owners of the old building participated in the redevelopment and retained ownership of nine of the new units

  • Owners have a deeded 25% interest in a specific unit. Can be bought and sold as regular real estate

  • Up to four weeks winter and four weeks summer use with additional time available in the shoulder and off seasons

  • Flexible length of stays and multiple stays within a season. No black out dates.

  • Ownership is accompanied by two partnership interests: Willows Quartershare manages the quarter share program and Willows Management which manages Willows and Riva Ridge South buildings and offers rentals for whole ownership units in those buildings

  • Willows Quarter Share owners pool revenues and share equally in operating expenses. The robust rental program generates significant annual revenues which help offset operating costs

  • Willows Management generates additional revenues for owners

  • Owners have two operating accounts that are balanced once a year. During the year there are no maintenance or other fees or taxes

  • The owners employ a management team to oversee all of the day to day activities of the program

Summary of reservation procedures
for Quarter Share Owners involve a structured system for reserving usage periods in the summer and winter seasons. Key points are:

  1. Reservation Forms: Sent by January 15 for summer and April 15 for winter. Forms can be submitted by email or mail, and owners must provide correct contact info. The managing agent confirms receipt.
  2. Priority and Deadlines: Reservation deadlines are February 15 for summer and May 15 for winter. Owners submitting forms by the deadline get priority for use periods.
  3. Use Periods: Minimum stays are five consecutive days, but two shorter stays (3-5 days) are allowed per season. High-demand periods like Christmas or the July 4th holiday may incur extra charges.
  4. Multiple Unit Reservations: During high-demand seasons, only one unit per owner can be reserved. Outside these periods, owners may reserve additional units once a year for up to seven days.
  5. Cancellations: Owners can cancel reservations without penalty if done 30 days in advance. Late cancellations may result in the loss of the usage right for that period.
  6. Space Available Reservations: After reserved periods are assigned, owners can reserve unclaimed units on a first-come, first-served basis. Specific rules apply to high-demand periods.
  7. Amendments: The Board of Managers can amend reservation procedures, with proposed changes communicated to owners. Owners may vote on the amendment, and if 67% do not reject it, it goes into effect.
